Reds10 Developments is Reds10 Group’s new residential development business. It aims to unlock land and easilty deliver affordable homes through industrialised construction.

It is already on site with Raven Housing Trust in Merstham, Surrey and is at an advanced stage in establishing a series of long-term strategic partnerships with councils, housing associations, charities and like-minded developers, with a number of sites already identified.

At the site in Merstham, Reds10 Developments will deliver a 100% affordable project following planning approval from Reigate and Banstead Borough Council.

Located on a constrained brownfield site, the scheme provides a mix of two and three-bedroom family homes. Built to EPC A and Operational Net Zero standards, every home will include solar PV, air source heat pumps, dedicated battery storage and EV charging.

The homes will be manufactured at Reds10’s East Yorkshire facility and delivered on a turnkey basis, from factory to handover.

Who’s in charge

Reds10 Developments will be run by Richard Fox, who has been appointed Managing Director and Damon Brown, who has been appointed Director. The pair bring almost 50 years of combined experience across development, funding, construction and modular delivery.

Fox, who also leads business development for the Reds10 Group across the residential and healthcare sectors, brings experience from both the contracting and development sides of the industry, while Brown has held senior roles at organisations including L&G Capital, Essential Living and BAM Construct UK.

The Group

The launch marks the next stage in the growth of the Reds10 Group. Reds10’s vertically integrated model brings design, funding, manufacturing, construction, fit out and operation together within one Group, drawing on 13 specialist Group companies, from steel fabrication to furniture, fixtures and equipment and its own manufacturing facility in East Yorkshire. Having built a strong track record of deploying Modern Methods of Construction (MMC) to deliver for the public sector across defence, education, justice and health, the Group has set out an ambitious plan to grow revenue to £500m, with the residential sector a key part of that growth.

With Reds10 Developments in place, the Group can now take a scheme from land and planning through funding, manufacture and completion.
